If you want to understand the Minturn, CO, real estate market, you might call to mind the pop rock song from the 1970s by Stealers Wheel called "Stuck in the Middle with You." Minturn is small town nestled between the ski resort communities of Beaver Creek and Vail. Given its geographic location (near to, but apart from, the resorts), Minturn has more of a residential setting than its neighbors. But this same location, placing it among some of the most well-known and sought after snow sports playgrounds in the nation, has driven the Minturn, CO, real estate prices higher than one would find in other similar towns in other parts of the Rockies. The median listing price here is nearly $1 million, and the listings are fairly evenly distributed among condos and townhomes, multi-family homes, single-family dwellings and vacant land. Those people who have purchased here have access to unparalleled opportunities for outdoor recreation, not only in the winter but in the warmer months as well, and they also enjoy a high country lifestyle known for being a bit more independent and quirky than one might expect of a historic mountain railroad town. In fact, maybe we should add John Denver's iconic song about mountain living to our Minturn soundtrack.
